Creating A Budget For Your Kitchen Remodel
Kitchen remodeling can be quite a confusing process when you first get started. You know what needs to get done but you have no idea how to price it out. The first thing that you need to do is figure out exactly how much you can afford to pay to remodel the kitchen. Set a price first that you’re not willing to go over no matter what.

During the kitchen remodeling process you’re going to fall in love with some things that you really can’t afford. If you don’t have a firm price set in mind, you’ll definitely end up going over what you can truly afford to pay. Then, you may not be able to enjoy your kitchen as much due to the guilt. Establish a firm maximum price and then decide to stick to it.
Establishing A Budget
Where does this price come from? Definitely not from the quotes and estimates that you’re going to gather up. It’s going to be determined according to how much of a loan you can afford to take out, how much money in savings you have set aside, or how much you can pay in installments if you find a company that is willing to take payments this way. This is how you first determine your final costs.
Collecting Quotes
After this, you’re going to be looking for quotes. At this time, you may find that you simply cannot afford to remodel your kitchen right now. That is fine. Simply put the project on the back burner and then get back to it when you can really afford to do something with your kitchen. If you go ahead with your plans anyway, you’ll end up spending too much money or you’ll settle for second best for your kitchen and won’t be truly happy with the result.
If you do see that you can go ahead with the project once you start gathering quotes together, then carry on with it. Get quotes from at least three different companies for different areas of the kitchen. For example, if you’re planning on doing a full kitchen renovation, get three quotes for flooring, three quotes for kitchen cabinets, three quotes for plumbing, etc. You’ll find a big difference between all of these three quotes and you’ll have to compare them to find out which one gives you the most value for your money. It’s not always the cheapest one that will give you that.
Using A General Contractor
You should also get three separate quotes from general contracting companies that can handle the whole job. Again, there will be a wide variation from one estimate to the next and you’ll have to compare these.
Next, you’ll want to compare prices between the separate quotes and the general contracting quotes. Is it going to cost you more to get everything done separately using different companies or more?
Once you have done everything above, you’ll have to look at the estimates and compare them to your budget. If the estimates that offer the best value fit within your budget, then everything is good to go. If not, you’ll have to see if you can rearrange things so that you don’t end up breaking your budget. At this point, you’ll know with full certainty whether this kitchen renovation project can be accomplished now or whether it’s something that you may need to put on hold for a little while longer.

Teslin: Environment-Friendly Plastic Alternative for ID Cards

Plastic cards are widely-used items because of their lightweight and durable quality, making them ideal for IDs, bank cards (ATM, credit, and debit), keycards, as well as point-of-sale activation cards among many others. This convenient access to privileges and services makes the plastic card a staple in our daily lives. But these plastic cards are made out of PVC plastic, and while PVC is inexpensive and durable, certain chemicals used to make this material can pose a risk to the environment and to people’s health. A number of businesses have recognized the need for a suitable, more sustainable alternative to plastic PVC cards — and one latest innovation called Teslin seems to be the ideal substitute.
Teslin substrate, commonly referred to as ‘Teslin paper’, manufactured by PPG Industries in Barberton, Ohio is a microporous, synthetic material that is soft, yet strong, and can absorb inks readily; has a high bond-ability, is water-resistant, and is highly printable, flexible, and durable. These characteristics make Teslin an ideal alternative for plastic cards — reducing health and environmental risks while offering the same quality and convenience as PVC cards.
Ultra durable
Teslin is able to withstand harsh environments and taxing processes, remaining pliable even in extremely cold temperatures and surviving heat of up to 200° C. It can be steam pressed and dry cleaned as it is waterproof, resistant to abrasion and tearing, and stands up to a large assortment of chemicals.
Highly printable
Being a porous material, Teslin has a highly absorptive quality allowing inks to set almost instantly, producing vibrant colors and awesome print definition. Furthermore, it is compatible to most printing processes and technologies, thus doesn’t require special inks or equipment. It can be printed on both sides, doesn’t crack upon folding, and doesn’t need an edge seal when laminated.
Uniquely designed
Teslin feels soft to the touch and offers a valuable cushioning quality for embedded electronic applications. It remains flexible at temperatures down to -70° C, while maintaining heat resistance up to 200° C. Teslin has less reaction to static than other synthetic materials.
Inherently secure
Teslin forms adhesive bonds as much as 10 times stronger than those of other substrates — requiring no edge seals to produce durable, secure products, making it inherently tamper-resistant and tamper-evident. Teslin can also accommodate the embedding of security features within the material, allowing security system simplification and reduced costs for businesses.
Aside from regular ID cards, Teslin is also a preferred material in a variety of technology-focused applications such as e-Passports and radio frequency identification (RFID) cards and labels.
Teslin might as well be the future of cards and identification systems, and it’s a great thing that it has recyclable plastic material that provides for long-lasting, durable products enabling reduction and conservation of resources.

4 Quick Tips For Eco-Friendly Pest Control

1. Use Traps
For the majority of pests, including ants, roaches and rodents, there are traps that can get rid of them while being harmless to the environment. These devices are preferable to insecticide sprays and powders for many reasons. For one, they are scalable, meaning that you can purchase exactly the number that you need to control the problem without having leftover pesticide that you either have to store or properly dispose of. Also, they are reusable, and can be reset and replaced as many times as you need until the problem is under control. Lastly, they do not leave any toxic residue, unlike some pesticides, making these devices safe for children and pets as long as they are hidden, so that they are not accidentally triggered by anyone other than the targeted pests.
2. Consider Non-Toxic Bug Killing Powders
There are two main types of pest control powder that are non-toxic to humans and other mammals, but incredibly toxic to insects. The most popular of these is diatomaceous earth, which is made up of the fossilized remains of small plankton-like creatures called diatoms that lived many millions of years ago. Its chemical structure on a microscopic scale is such that it is highly abrasive to the protective exoskeleton of insects and will kill them through dehydration after they come into contact with the substance. The second type of organic pest control powder is known as boric acid, and it works in much the same way, by damaging the pests’ protective covering and leading to their dehydration and death. Both of these powders have a similar toxicity to table salt, that is to say they are completely harmless to mammals. So you can employ them wherever you need some extra pest control help.
3. Encourage Natural Pest Predators
This is something that escapes most people when they’re trying to think of how to deal with pest issues, but it can be one of the best, most eco-friendly, and lowest cost options for pest control that there is. For instance, if you’re dealing with a mouse or rat problem, having a cat around your property can do wonders for decreasing the population. And even leaving some bugs that you might think are pests, such as spiders, can drastically reduce the number of actual pest insects such as crickets and flies. Spiders in general are not a problem, as most of them do not bite and even fewer of them pose any threat to humans, so leaving them alone to eat more annoying insects is a good strategy for reducing the problems you might face.
4. Don’t Make Pests Feel At Home
The main reason people get infestations in the first place is that they have unknowingly rolled out the welcome mat for these bugs or rodents. Things as simple as garbage that hasn’t been taken out regularly enough or food that might have fallen under an appliance can be a huge attractant for pests of all kinds. Making sure to concentrate on keeping a very clean home will go further than most other pest control efforts, and what’s more it doesn’t cost anything. The most important measures that you can take are cleaning up messes right away, taking out trash every night and keeping it in sealed containers, and keeping food sealed away either in the fridge or in airtight canisters.
By following these 4 tips, you will have the upper hand over pests, all without the potentially harmful effects of pesticides and other products. Good luck!

Playgrounds And Other Outdoor Amenities For Your Kids
Today, it is more common than ever to see kids staying indoors instead of doing physical activity outside. Many children come home from school and spend their hours either playing video games, watching TV, or sitting in front of the computer. Not only is this bad for them physically, it is not good for them mentally. Children that stay indoors all day can occasionally suffer from weight, social, and basic motor skill issues. It is more important than ever that parents make a point to get their kids outside, into the fresh air, and socializing with other children.

You should never force a child to do something they don’t want to do. Many children do not enjoy taking part in team sports but this doesn’t mean they can’t get outside and enjoy some physical activities. If the need arises for parents to join in, then all the better. Get your kids on bike rides, roller skating, or even walking the family dog. This will not only create family time but also a way for your child to get outside and partake in some physical activity. Maybe they would prefer skateboarding, then buy them some pads and a helmet and take them to the local skate park. This can get them interested in a sport that doesn’t involve playing on a team.
Team Sports At Your Community Center
If your child is interested in team sports, that is a very good thing. Your neighborhood or community center will have youth sports programs your child can get involved in. Ask them what they might like, as there are so many options. Your child can get involved in soccer, basketball, T-ball, or a number of other things. You can even think outside the box and enroll them in something like karate. These types of classes teach them much more than just physical activity, they will learn how to be strong and focused individuals, too.
If you have the opportunity, you should take your child to indoor or outdoor playgrounds. This can actually teach your child skills and encourage them to do something active. Playing on a playground is a great way for your child to learn social skills and develop motor skills. They will learn how to be patient, how to work with other children, and how to tackle difficult challenges. If your child is extremely young, you may be able to take them to a preschool playground where they will be the least likely to get hurt.
Whether you decide to go to playgrounds or enroll your child in a class, you should get them away from the computer screen and doing something so much greater.

Insulating your home properly is another very effective green home improvement. Sealing you home against the elements helps keep you cool in the summer and warm in the winter. Insulating can extend to such areas as energy efficient double paned windows, chimney pillow, attic bladders, and of course, checking insulation levels in the attic and walls.
Green home improvements would not be complete without a programmable home thermostat so that you ensure energy isn’t being wasted on heating and cooling when you are not even home. Low VOC or no VOC paints are also a must for eco- friendly home improvements. Another no brainer green home improvement is choosing light colored roof tiles to reflect light and absorb less heat.
There are many more green home improvements that can be made to save energy and release less carbon emissions. Be the first in your neighborhood to have eco-friendly bamboo flooring. How Much Does A Professional Organizer Cost
Are you tired of all the clutter and mess in your office or home? Do you hardly have time to fix everything up? Well, if you badly need to have your office or home organized as fast as possible, then you will definitely need a professional organizer to help you accomplish it. Professional organizers aren’t just lifesavers. They can assist you in making a personalized plan and create strategies on how to organize and fix your space minus the hassle and effort on your part. Professional organizers can handle just about anything you need- from time management to organizing your things and keeping control of your belongings.

Highly trained and highly skilled organizers can effectively assess your organizational style so that they can suggest strategies and techniques on how you can cope with everything. How much do professional organizers cost? Actually, there are some professional organizers who charge by the hour, depending on the tasks they’re set to do. The rate would vary of course depending on the qualifications of the organizer, the difficulty of the task, the risks involved in the work (if any), the time frame set for accomplishing the task, and so forth. There are a lot of factors to consider.
More experienced organizers charge higher rates than first timers or new ones. The range for hiring a professional organizer by the hour is between $35- $150. Some would include packages like a whole day of organizing which could cost as much as $500. On the other hand, there are professional organizers who cater to clients through phone or face to face conversation. They offer services by teaching or instructing clients on how to effectively organize. This type of service runs between $55- $100.
Other professional organizers may also charge a fee by the task instead of per hour. The rate for on the job organizing varies as well. Take note that aside from the fees charged by hour or by the task, professional organizers may also charge extra costs for organization products and resources. For example, they may buy items for your home or office such as trash cans, garbage bags, etc.
Also keep in mind that some professional organizers would end up deviating from the estimated cost. That of course would depend on the factors such as longer working hours. If you want to make life easier for you and if you have the money to spare, the best thing is to hire a professional organizer to help you. This way, you can spare yourself from all the burden of organizing.

All About Digital Picture Frames
As is often the case with much of technology, picture taking has advanced significantly over the last ten to twenty years, and although digital image capturing might have been available for much longer than this, it is certainly only in this time that it has become so popular among non-professional photographers.
As picture taking has developed (no pun intended) and uses modern technology for image taking and sharing, it comes as a little surprise that the methods for displaying these pictures and photographs have also moved on significantly, and digital cameras and pictures are now complemented by digital picture frames.

What is the Appeal of Digital Photography?
Even the most enamoured of photographers have in the past been annoyed or even put off by the cumbersome nature of traditional film photography, not to mention the weight of the equipment and the time it takes to change a film –which often happened midway through an event or shoot.
Digital photography means that rather than capturing the images on a reel of film (or “exposure”), the image is captured on a memory card. This means that with the right technology, either on a computer or on the screen or viewfinder of the digital camera, the image is instantly viewed, thus the traditional wait before there is an actual hard copy is now a thing of the past.
The further appeal of digital photography is that blurred captures (those with haze from weather elements or the oft-done finger in the photo error) are now things of the past as well. Previously, those mistakes would not have become obvious until the picture had been developed which was long after the picture was taken. This often meant that a priceless image or one which might never be repeated, such as a wedding photograph, a memory from a holiday or a child playing, could never be re-captured and the image might be lost forever. The beauty of digital photography is that it allows the picture taker to immediately see a problem, delete the offending image, retake quickly and effortlessly before the image is lost.
Designs for Digital Picture Frames
It might be assumed that because the frame itself has to have the capacity to hold a memory card, the design of digital picture frames must be bland or dull. The fact is that, although there is less scope for experimental shaping given the requirements of the picture frames, there is still some fun to be had with colours, styles and finishes.
How Do Digital Picture Frames Work?
Given that photography has moved on, it seems only right and fitting that the way pictures are displayed would also have advanced technologically. Digital picture frames are those which are battery or main-electricity operated and have the capacity for the memory card of a camera to be inserted into the frame and show a slideshow of the images contained on the memory card.
As with digital photography, the major appeal of digital picture frames is that they allow the images to be shown instantly with no development costs or delays.
Tips On Cleaning Up Your House Exterior
Just as with the rooms inside your home, the exterior of your house can wind up becoming dull, messy or weathered. Since the exterior of a home is exposed to the elements and, perhaps, is seen less by its occupants, it can be easy to allow this area to stagnate and eventually result to the building appearing unattractive. Freshening up your home’s exterior may take some time but when you end up with a brighter, cleaner, more appealing property, it’ll be worth it.

The first step should be to clean away any rubbish and waste that has accumulated outside. Sometimes this is simply a case of picking up discarded packaging, cigarette butts and so on, and taking them to the bin, while in other cases, you’ll need to remove items such as rogue tree branches that are encroaching on your patio from your garden. Use a power washer to clean any paving slabs around the rubbish bins and pull up any weeds that are ruining the look of the place. Take a mop or vacuum cleaner and remove any cobwebs or other debris that have appeared on things such as your acrylic house signs or in corners near drain pipes. Also, consider changing your house sign if needed, or putting one up if you haven’t got one yet. House signs instantly add worth and uniformity to the aesthetics of your house.
If the weather is reasonable, you may want to get outside and give the exterior of your house a lick of fresh paint. You could just use a new coat of the same colour or you could opt, instead, for a new shade to help spice things up. Ensure that you’ve carefully considered the surrounding area, though, before you choose your new paint since you’ll want to fit in, to some extent, with what’s around you. For example, picking a really bright paint may make your house look brash if every house near you is painted in very low-key colours. Some climates also suit certain colours more, such as light colours and hot weather. Also, discuss the colours you’re choosing with others in the household and reach an agreement before you start to make any radical changes.
If you’re having trouble with foliage, try clearing leaves away before they turn and cut down any dead branches you come across. This will help you make room for new plants, which will present a brighter home exterior when they grow and blossom. Trim any shrubs or bushes down to size near your house’s entrance to create a neat impression.
A big job will come in the form of cleaning your home‘s outside walls. Luckily, you only need to do this a few times eack year at most, but it does mean your home’s exterior will be free from the dirt and debris that has slowly built up and so will be much cleaner as a result. A power washer is useful for this task, so ask a friend to borrow one or else rent a unit. You can use this power washer to attack the dirt across the entire exterior of your property.

Home Sellers, This Is Why You REALLY Need A Professional Real Estate Agent!
There is a well-known saying in the real estate field that goes, “in order to succeed in life, you need to be the first child, the second spouse, or the third realtor”. Like all other sayings, there’s some kind of anecdotic truth in the statement, and real estate agents who deal with listings of home sellers will attest to this.

Are you making an informed choice?
While it is perfectly natural for a home seller to expect to earn as much money as possible from the transaction, making an uninformed decision about the selling price is a huge mistake. If spot on, a higher selling price of the property means more financial opportunities. On the other hand, an overinflated price will drive away bids and, in the end, the home seller will be forced to give up the house for a significantly lesser cash.
How to price your property
A far better approach to correctly estimating the sum that your property is worth implies becoming familiar with the factors and variables that matter in real estate. You could hire an appraiser or you can come up with an educated price based on real estate market movements, similar properties and upgrades included (or that will be included in the near future). As you can see, this technique comprises of an educated opinion and, practically, you cannot talk about a hard and fast price tag for the house.
One of the common concerns of home sellers is listing their property too low. However, as any professional real estate agent will inform you, there is no such thing as listing a property with a price under the market value. In the eventuality that you will be forced to list your home at a sub-optimal price, the multitude offers you will receive will usually drive up the price higher and towards the real market value of the property. The only real problem occurs when the price listed for the property is excessively high.
A real estate agent is your beacon of light!
Given these facts to digest, inexperienced home sellers should look for an honest real estate agent who can present them the reality of the situation, be it good or bad. If you are choosing an agent solely based on the price that he thinks your house is worth, then you will be making a huge mistake and you may lose substantial amounts of cash. Contrary to the common belief, real estate agents do not select the prices of properties, but rather guide their clients into making the right choice on their own.
Nonetheless, the realtor can provide very useful advice, which will generally help clients attain a higher selling price. For instance, one classic method of getting a better offer for a house entails investing in upgrades (especially for the kitchen and bathroom) and making sure everything, all fixtures and appliances are functional. Serious buyers who are interested in the property will usually bring in a home inspector who will give a final verdict on the condition of the house and potentially required investments.
Lastly, simply by working with a professional real estate agent, you could obtain a higher bid for your property as these professionals have amazing negotiating skills who will present your case in the best possible light.
Brett Boone is trying to sell his home to an Edmond Realtor. His continuous failure made him hire a professional Edmond Real Estate Agent and he is willing to share the importance of having one through his article.
Eco-Conscious Cleaning Options For Your Home
There is currently so much press about being eco-friendly and companies know that green products are bound to sell. Because of this, it’s getting harder and harder to trust labels marked with words like “natural” or “green”. Conflicting information and confusing chemical laden labels might find you feeling overwhelmed when it comes to cleaning products for your home. But the truth is that some very basic household products are really all that you need to keep your house clean and germ-free, without all the confusion.

Baking Soda
One of the most useful household items to clean and refresh your home is Baking Soda. Many people are surprised to learn that baking soda is a non-toxic, multi-purpose cleaner that is extremely inexpensive. While baking soda can’t clean everything, it’s been a reliable cleaning agent for an extremely long time. Before companies began to market high potency, dangerous household cleaners with huge warning labels on them, our grandmothers were using baking soda for more than just baking cookies. Use baking soda to clean out clogged drains or to get the muck off your good pots and pans without using a harsh agent. Adding baking soda to your wash can make your colours stay better and your whites brighter. You may already know that baking soda keeps your refrigerator from smelling, but you can also use it to remove stains and spills.
Vinegar
Another wonder substance for cleaning is vinegar. Also extremely reliable and effective, vinegar can clean nearly anything for mere pennies per use. Vinegar is again non-toxic, making it an excellent choice for families with young children. Use vinegar for countertops and tables, as it kills most bacteria and germs which can cause illness to your family. Vinegar and newspaper is well known for being a foolproof window cleaner that leaves an amazing streak free clean. You can even rely on vinegar to clean extremely dirty areas such as the bathroom, and you may find that your home stays cleaner for longer.
Lemons
Because of the acidity in lemons, they also make an excellent cleaning agent. Many people find lemons to be more refreshing a scent than vinegar, and therefore prefer it. These amazing fruits are antibacterial and antiseptic, and can be used to wipe down countertops, tables, or even as a substitute for bleach in your white linens. The oils from the rind can also be used to polish wooden furniture.
You do everything that you can to keep your family safe, including changing your cleaning routines to ensure their protection. With these natural cleaners, you never have to worry about accidental poisonings in your home. But remember that these cleaners alone aren’t enough to guarantee your safety, and that you should always have adequate rental insurance to protect your home from unexpected issues.
